# Student Housing Investment in Budapest: The 2026 Numbers

Budapest has 17,296 dormitory places and an estimated shortfall of about 34,000 (2026 figures). In Fuse's view, the gap is concentrated in private, all-inclusive rooms.

Budapest has 17,296 university dormitory places, and surveys put the city's shortfall at about 34,000 places, according to Eduline (7 August 2026) and Helló Magyar (18 August 2026). That means Budapest has roughly a third of the student beds it needs. For an investor in student housing in Budapest, demand is documented and supply is not.

* Dormitory places in Budapest: 17,296 (Eduline, 7 August 2026)
* Dormitory places in Hungary: 48,626 (Eduline, 7 August 2026)
* Students admitted to Hungarian higher education in 2026: 101,572 (Eduline, 7 August 2026)
* Estimated dormitory shortfall in Budapest: about 34,000 places (Helló Magyar, 18 August 2026)
* International students in Hungary: about 44,000 in full-time programmes in 2025 (KSH data, reported by Eduline on 1 June 2026)
* Hungarian government housing programme: €550 million of EU funds, up to €3 billion in total (Portfolio.hu, 14 August 2026)

This page collects the Budapest student housing numbers we use ourselves. Fuse (fusestays.com) has operated student housing in Budapest since June 2024 and runs 17 locations across districts V, VI, VII, VIII and IX, for more than a dozen separate owners. We update this page every semester.

## How many students need housing in Budapest?

About 44,000 international students studied full time in Hungary in 2025, according to KSH data reported by Eduline on 1 June 2026. They made up 19.8 percent of full-time enrolment in bachelor's, master's and undivided programmes. About 30 percent of them studied health and social care, and economics and business (11.5 percent), social sciences (9.9 percent), IT (9.3 percent) and engineering (8.6 percent) were also popular, according to the same KSH data.

International students matter more for Budapest student housing than their share suggests. A student from Pest county can commute to a Budapest university. A student arriving from abroad cannot, and needs a room in Budapest from the day they land, usually booked from abroad and usually for a full academic year.

Hungarian students compete for the same Budapest beds. In 2026, 101,572 students were admitted to Hungarian higher education, out of 140,427 applicants, according to Eduline (7 August 2026). Hungary has 48,626 dormitory places in total, so more than twice as many students were admitted to higher education in 2026 as there are dormitory places in the whole country.

## How many student beds does Budapest have?

Budapest has 17,296 university dormitory places, according to Eduline (7 August 2026). Surveys cited by Helló Magyar on 18 August 2026 put the shortfall in Budapest at about 34,000 places, and existing Budapest dormitories are oversubscribed three times over. The gap in Budapest is about twice the size of the existing dormitory stock.

Beyond the dormitories, the Budapest student housing market is thin. There are a few purpose-built private residences, such as Dean's Home in District IX, developed and operated by Forestay. There are private dormitories and small studio buildings. The rest is a large volume of ordinary rental flats let to students by private landlords, unbranded and unmanaged.

Central Budapest also has a stock of empty and under-used office buildings that could be remodelled into student housing. These Budapest buildings appear in no pipeline figure, and in our experience they are some of the most convertible assets in the city.

## What does student housing in Budapest cost?

Student accommodation in Budapest splits into three segments, and only the dormitory and the studio segments are properly supplied. The table shows each segment as of October 2026.

| Segment | Monthly price | What it is | Supply in Budapest |
| --- | --- | --- | --- |
| University dormitory | 9,300 to 15,320 HUF (about €25 to €42) | The cheapest bed for state-funded students | 17,296 places, oversubscribed three times |
| Private, all-inclusive room | See current Fuse prices on the city page | A private room, furnished, with rent, utilities and Wi-Fi in one price | Very little at scale |
| New-build studio | No published figure found | A self-contained studio, priced for working professionals | Available |

University dormitories in Budapest cost from 9,300 HUF a month at Corvinus to 15,320 HUF at ELTE for the cheapest bed, about €25 to €42 at the ECB rate of 365.08 HUF per euro on 9 October 2026 (Eduline, 7 August 2026). Budapest dormitories are cheap and very hard to get, so in Budapest allocation, not price, is the limit.

New-build studios in Budapest are well built and well located, but they are priced for working professionals. Most students in Budapest, and most international students on a family budget, cannot afford them.

The middle segment in Budapest is a private, furnished, all-inclusive room. This is the product Budapest students ask for, and it barely exists at scale. It is the segment Fuse operates, and every Fuse room and its current price is on the [Fuse student housing in Budapest](https://fusestays.com/cities/budapest) page. For an investor in Budapest, the useful point is that the shortfall is not spread evenly across segments: it is concentrated in the middle.

## What is the Hungarian government planning for student housing?

On 14 August 2026 the Hungarian government announced a housing programme built on €550 million of EU funds, with the aim of mobilising up to €3 billion of development, according to Portfolio.hu. The Hungarian programme covers affordable rental housing and student dormitory places, and its details are due by 31 December 2026.

The Hungarian government also said it would restart the Diákváros student city project in south Budapest, on the Danube between Ferencváros and Csepel. On 8 October 2026 Eduline reported that the Budapest Public Development Council had decided to go ahead with Diákváros, with no completion date given.

For a student housing investor in Budapest, the 2026 programme has two consequences. Its framework is not written yet, so the months before 31 December 2026 are the time to take a position. And whatever the framework says, Budapest universities will not build and run 34,000 rooms on their own; in our view, private operators working next to public sites is the only way the numbers close.

## Who operates student housing in Budapest for building owners?

Most of the visible student housing names in Budapest own or developed what they operate. Forestay develops and operates its own residences, including Dean's Home. IN Budapest is a complex of student apartments in District VII. The larger apartment networks in Budapest are unbranded collections of flats rather than managed operations.

Fuse operates 17 locations in Budapest for more than a dozen separate owners, on long leases and management agreements. Two of the 17 Fuse locations are whole buildings and the rest are apartments inside other people's buildings. Fuse did not develop any of them.

## Where does Fuse fit in Budapest student housing?

Students book Fuse rooms in Budapest on 5, 6 or 12 month contracts, starting on the 1st or the 15th of a month; 12 months has the lowest monthly rate. Fuse fills its Budapest rooms through its own student community, through Socials, the student platform that reaches over a million students a year, and through university partnerships including Corvinus University of Budapest, the Budapest University of Technology and Economics (BME), International Business School (IBS) and Eötvös Loránd University (ELTE). Every Fuse contract is all-inclusive: rent, utilities and Wi-Fi in one monthly payment.

For anyone who owns or is buying a building in Budapest, three conclusions follow. Demand for Budapest student housing is not the risk. Product definition is the risk: a Budapest building configured for private, all-inclusive rooms fills first, and that decision is made at floor plan stage. The operator shapes both, so the operator is the first conversation, before the plans are fixed.
