House Rules — Living at Fuse

These are the simple rules we ask everyone to follow when staying with Fuse. They apply across all of our student accommodation and coliving spaces in Europe — every shared apartment, every private room. They exist to keep our homes safe, clean, and welcoming for everyone living in them.

By staying at any Fuse property, you agree to follow these rules. Your roommates, neighbours, and the Fuse team are counting on it.

1. General behaviour

Living well together starts with respect.

  • Be kind to your roommates, neighbours, and the Fuse team.
  • Keep noise down — especially between 10 PM and 8 AM. No loud music, no parties, no late-night gatherings that disturb the building.
  • We have zero tolerance for harassment, intimidation, or abuse — verbal, physical, or online.

2. Cleanliness and maintenance

You’re responsible for keeping your room and the shared spaces clean, tidy, and in good condition. That includes:

  • Taking out the trash regularly and recycling correctly.
  • Cleaning up after yourself in the kitchen, bathroom, and living room.
  • Reporting maintenance issues as soon as you notice them — small problems grow fast.

Damages or extra cleaning caused by misuse or neglect are repaired at your cost. If something gets damaged in a shared area and no one takes responsibility, the cost is split equally between everyone living in that property — so it pays to communicate.

3. Respect for the property

  • Use furniture, appliances, and facilities the way they’re meant to be used.
  • Don’t make structural changes, paint walls, or install anything without written approval from Fuse.
  • Treat the place as if it were your own — because for the time you’re here, it is.
  • Leave all the equipment, furniture, and items provided by Fuse in the property at the end of your stay.
  • Take all your personal belongings with you when you move out, unless we’ve agreed in writing that something can stay.

4. Safety and security

  • Follow all fire safety rules. Never tamper with smoke detectors, fire extinguishers, or any fire safety equipment.
  • Lock doors and windows whenever you leave the property.
  • Hazardous, flammable, or illegal substances are not allowed in the property — no exceptions.

5. Legal compliance

  • Only do lawful things inside the property.
  • Stick to the maximum occupancy listed in your booking.
  • Pets are not allowed unless we’ve approved it in writing in advance.

6. Waste management

  • Put rubbish and recycling in the bins in the designated waste areas, following local guidelines for your city.
  • Don’t leave trash bags or items in hallways, balconies, or shared spaces — even temporarily.

7. Visitors and guests

Friends are welcome to visit, but please keep it reasonable.

  • No parties or large gatherings.
  • You’re responsible for your guests’ behaviour — they need to follow these rules too.
  • Overnight guests can stay up to 5 days per month. Longer stays need written approval from Fuse.
  • Guests can only stay in your own room — not in shared rooms or other people’s rooms.
  • If you’re in a shared room, you’ll need approval from your roommate (and Fuse) before hosting anyone overnight.

8. Repairs and access

  • Report damages or maintenance issues as soon as possible through the Fuse portal or contact form. Faster reporting means faster fixes.
  • Allow reasonable access to your room or apartment for repairs, inspections, or maintenance — we’ll always give you notice in advance.

9. Moving in and moving out

  • Be considerate when moving in or out — try not to block hallways or make excessive noise, especially early or late in the day.
  • Move-out time is 10:00 AM on your contract end date.
  • Leave your room and the shared spaces clean and undamaged. Normal wear and tear is fine — that’s expected.

10. Sustainability

Our homes are all-inclusive — utilities are part of your rent, so you don’t pay extra for the heating or the Wi-Fi. But that doesn’t mean we shouldn’t use them mindfully.

  • Turn off lights, appliances, and taps when you’re not using them.
  • Don’t leave windows open for long periods, especially during the heating season.
  • If the heating feels too strong or the room temperature is uncomfortable, let Fuse know — don’t adjust the system yourself.
