Before you book
What exactly is included in the rent?
One monthly price covers everything: your furnished apartment, all utilities (gas, water, electricity, heating), wifi, and use of the common areas and the patio. Utilities are included for the whole tenancy, so there are no separate bills and no metered top-ups, even in winter. Rent is a fixed monthly amount, so it doesn't change if you're away for part of the month.
What are the contract lengths, and can I take one semester?
You can choose 5, 6, 10 or 12 months, with a minimum stay of 5 months, so a single semester works. The 12-month contract has the lowest monthly rate; shorter contracts carry a proportionally higher rent, and the prices above show exactly what each length costs. Contracts start on the 1st or 15th of a month and end on the 15th or the last day of a month.
Can I book without seeing the apartment first?
Yes, and most of our residents do. Every listing shows photos and full details of the apartment type in that property, and you can ask us anything on WhatsApp before you commit. You book online, sign digitally, and we send your check-in details before your contract starts. If something isn't as promised when you arrive, tell us and we'll sort it out.
How much deposit do I pay, and when do I get it back?
In Budapest the deposit is 2 times the base monthly rent. It's always refundable. When you move out we do a checkout inspection and return the balance, with an itemized breakdown of anything deducted for excessive cleaning, repairs, missing items or unpaid rent.
Is there a fee on top of the rent?
Yes, one: a membership fee of €295, paid once when you book. It reserves your apartment and gives you access to the Fuse platform and all our units across the network, and to the Fuse community and events. There are no agency fees, no utility charges and no hidden extras beyond that.
How far is it from my university?
